Heritage Kinsale Townhouse transformed from F to A-rating

What happens when a determined homeowner takes on the challenge of transforming an old, inefficient cottage into a modern, energy-efficient home?

At Clare Cottage in Kinsale, the answer is remarkable.

Originally carrying an F BER rating, this traditional stone cottage was cold, costly to heat and in need of extensive upgrading. Rather than demolish and rebuild, the owner chose a different path: a deep energy retrofit delivered largely through a self-build approach, with guidance from RUA Architects.

The project carefully balanced heritage and sustainability. Breathable wood-fibre insulation and lime plaster were used to improve thermal performance while respecting the original stone walls. Triple-glazed timber sash windows, upgraded roof insulation, a heat pump, solar PV panels and MVHR ventilation all contributed to a dramatic improvement in comfort and energy efficiency.

The result? An A-rated home that retains all the character of the original cottage while providing the comfort and performance expected from a modern dwelling.

Clare Cottage demonstrates that with commitment, good design and the right technical advice, even an older rural cottage can be transformed into a warm, healthy and sustainable home.
